If the realty registration institution of the city issues the certificate of non property right, it will go through within 20 days from the date of accepting the application; if the certificate of real estate registration is issued, the registration shall be completed within 7 days from the date of accepting the application (objection registration is the same day). 上海实施不动产统一登记制度 房产登记将被替代   本报讯 (记者 朱晓立)经市人民政府同意,10月8日起,本市将全面实施不动产统一登记制度,今后的房产登记将由不动产权登记替代。之前核发的各类不动产权属证书、登记证明继续有效。市规划和国土资源管理局下设的上海市不动产登记局为本市不动产登记机构,各区县不动产登记事务中心受上海市不动产登记局委托,具体办理辖区范围内不动产登记事务工作。   据介绍,本市全面实施不动产统一登记后,将颁发《不动产权证书》和《不动产登记证明》,房地产权证书和登记证明停止发放。按照“不变不换”的原则,实施不动产统一登记前依法核发的各类不动产权属证书、登记证明,将继续有效,权利不变动,证书不更换。为方便企业群众办事,按照“便民利民,充分利用已有资源”的原则,各区县现有的房地产交易大厅调整为不动产交易登记大厅,房地产登记受理窗口调整为不动产登记受理窗口,受理不动产登记业务。   据市规土局相关人士介绍,《不动产登记暂行条例》所指的不动产是土地、海域及房屋、林木等定着物。《不动产登记暂行条例》所指的不动产登记是不动产登记机构依法将不动产权利归属和其他法定事项记载到不动产登记簿上的行为。   本市不动产统一登记是将原来分散在土地、房屋、农业、林业、海洋等多个部门的不动产登记职责整合由不动产登记部门承担,按照统一的依据,在统一的登记系统上办理各类不动产登记业务,核发统一的不动产权证书。   不动产登记实施后,原房地产登记调整为不动产登记,办理流程和要求基本不变。本市不动产登记机构核发不动产权证书的,自受理申请之日起20日内办结;核发不动产登记证明的,自受理申请之日起7日内办结(异议登记为当天)。相关的主题文章:
